Rental Agreement
Renter Responsibilities

Remain responsible for all guests, vendors, helpers, children, alcohol, property, and conduct connected to the event.

Use the venue only during the reserved time and for the disclosed event type.

Follow occupancy, fire, safety, alcohol, decoration, noise, cleanup, and checkout requirements.

Pay for damage, missing items, excessive cleaning, unauthorized overtime, policy violations, or other charges caused by the event.

Leave the venue and all included or rented property in substantially the same condition in which it was received, ordinary wear expected.
Booking Deposit
A $100 non-refundable deposit is due at the time of booking. This is amount is applied toward the total cost of your booking fee.
The balance on your account is due 14-days before your scheduled event.
For events booked within 14-days, the full amount is due at booking.
Failure to pay the balance due but the deadline may result in cancellation of your reservation.
Cancellation and Rescheduling
In the event of a cancellation, deposits and any other payments made toward your reservation will not be returned to you. All payments and deposits are non-refundable.
Rescheduling is subject to availability and must be approved by management. Rescheduling requested will not be approved if you are within 7-days of your event.
Alcohol, Smoking, Vaping, & Drugs
Beer, wine, and champagne may be permitted for private, invitation-only events with prior approval.
Distilled spirits and liquor are prohibited.
Charm Barn Event Room does not purchase, provide, sell, serve, or store alcohol.
Alcohol may not be sold, included with admission, exchanged for donations, or connected to any monetary transaction.
The renters is responsible for preventing possession or consumption by anyone under the age of 21 and for preventing service to visibly intoxicated guests.
Management may stop alcohol services or end an event without refund for unsafe conduct or policy violations.
Smoking, vaping, and illegal drugs are prohibited inside the building. Any outdoor smoking must follow posted rules and applicable laws.
Decorations and Setup
No glitter, confetti, silly string, or similar hard-to-remove materials may be used.
Do not use nails, staples, screws, or adhesives that damage walls, doors, floors, ceilings, brick, trim, or furniture.
All decorations and personal property must be removed before the rental ends.
Candles, open flames, and special effects require prior written approval. Battery-operated candles are preferred.
Children and Conduct
Children must be supervised at all times. The renter is responsible for guest behavior, noise, damage, and any disruption to the boutique, coffee shop, neighboring property, or other occupants of the building.
